Project Manager GPW Recruitment


We are looking for a Project Manager with construction industry experience for a permanent position in Bury. Salary of circa £33-36000 plus bonus, 22 days holiday plus statutory and pension.

Working as the successful Project Manager with construction industry experience, you will have good experience of managing delivery teams (design, project management, quantity surveying, specialist contractors), as well as the demands of end clients. The client is a developer and projects include a variety of above-ground, semi- permanent structures.

Your construction industry experience will include a good understanding of build contracts (scope, schedule, budget), scoping documents and spreadsheets. You will have a good understanding of scope gaps i.e. where the end client is asking you to do something for free, or contractors not sticking to the accuracy of the contract. You will also have excellent client facing skills with everything from a Council Leader, to a building manager, to anyone else.


*Responsible for overseeing the delivery of all construction builds, ensuring that all projects are delivered on time, on scope and on budget.

*Oversee third-party contractors’ performance on each project.

*Work with delivery team and lead on project initiation for each design and build.

*Act as client liaison during the design and construction phases of a project.

*Work with suppliers to collate necessary information for designs and specifications for each build project.

*Build and maintain effective professional relationships with all contractors.

*Co-ordinate and oversee tender process with contractors (with support from third-party PM/QS and Design Consultants) as part of the company’s procurement process.

*Work with the QS and contractors through the quotation and estimation phase of all projects.

*Responsible for overseeing all costs related to construction builds.

*Responsible for the gross profitability of all developments.

*Estimate and cost for all projects with support from third party QS.

*Liaise with the Finance team to ensure clarity on budgets, P&L and payment schedules for each project.

*Build and maintain effective professional relationships with all internal and external stakeholders to ensure that project goals and objectives are achieved.

Person Specification:

*Good Project Management experience.

*Good construction industry experience – office based, not site based.

*Can adapt to shifting priorities, demands and timelines through analytical and problem-solving capabilities.

*Ability to manage budgets effectively.

*Able to define and deliver against operational KPIs and able to confidently articulate these to others.

*Strong written and oral communication and numeracy skills.

*Good interpersonal skills to support effective working relationships at all levels both internally and externally.

*Competent user of Microsoft Office.

*Flexibility towards working hours and travel throughout the UK; although not frequent, travel will be regular.

It would be an advantage if you can:

*Chair project meetings with the cross-functional project team including the third-party design and build teams to ensure projects stays on track.

*Ensure the business has the best and most cost-effective suppliers, negotiating best prices and strong terms of business.

*Network with key partners, identify and build successful links in the industry.

*Able to read and track project progress using Gantt Charts / build programmes.

*Educated to degree level or other relevant qualifications.
